Your existing home must be in good condition and suitable for Graven Hill
The value of your current home should be no more than 70% of the value of your new Graven Hill home, with a maximum property value of £500,000
Your property must have a minimum term left on the lease (around 80 years, where applicable)
Your property’s location and saleability will also be taken into account and Graven Hill is under no obligation to accept your property under the Part Exchange scheme
We reserve the right to refuse your property under the scheme and acceptance is at Graven Hill’s sole discretion
You cannot use Help to Buy when buying your home through the Part Exchange scheme
To make sure that our Part Exchange scheme is fair and transparent, here are the key terms you need to know:
Eligibility
Available on selected plots only, at Graven Hill’s discretion
Your existing home must usually be worth no more than 70% of the value of your new home (up to a maximum of £500,000)
Homes must be in good condition, structurally sound and suitable for resale
Leasehold homes should have a minimum of 80 years remaining on the lease, where applicable
Certain types of property (e.g. non-standard construction, commercial premises, or those with significant defects) may be excluded
Valuation
We’ll obtain at least two independent valuations from suitably qualified estate agents/surveyors
Our offer will be based on the average of these valuations, less any agreed deductions
If valuations differ significantly, a third valuation may be instructed
Offers reflect a presumed sale within 8-10 weeks of being on the open market
Offer & Validity
Our written offer will remain valid for 4 weeks from the date issued
On legal completion, you shall pay to us, in addition to the Price, the sum of £1,000 (one thousand pounds) (“the Repairs Retention”). This amount will be retained by our conveyancers for no longer than ten working days, pending our post-completion inspection of the Used Property
Condition of Your Property
You remain responsible for your property until legal completion, this means:
The property must be kept in the same condition as when the valuations were carried out
Any essential repairs or safety issues (e.g. broken boilers, unsafe electrics, roof leaks, damp) must be rectified prior to completion
You must provide any relevant certificates and approvals such as:
Gas safety certificate
Electrical installation certificate
Energy performance certificate (EPC)
Building regulations completion certificates or planning permission for any extensions or alterations
Fixtures, fittings and contents agreed at the valuation must remain in place upon completion
The property must have clear legal title and be free from disputes, restrictive covenants, or third-party rights
Exchange & Completion
Contracts must be exchanged within 6 weeks of your acceptance
You must provide vacant possession of your home on the day of legal completion of your new home
On completion, ownership of your existing home will transfer over to Graven Hill Village Development Company Ltd, as part-payment for your new home
Deductions
Any agreed deductions (e.g. essential repairs, leasehold adjustments, or costs required to make the property saleable) will be detailed in writing before you accept our offer
If You Do Not Proceed
If you don’t accept within the 4-week validity period, the offer will lapse
Failure to exchange within the agreed timeframe may result in your new home reservation being cancelled, and any reservation fee being forfeited
Special Circumstances
If your Part Exchange completion date and your new home completion date are not simultaneous, we will explain the implications in advance
Vulnerable Customers
If you are a vulnerable customer, please let us know. We’ll provide additional support throughout the process
General
Acceptance into the Part Exchange scheme is entirely at Graven Hill’s discretion
Part Exchange cannot be used in conjunction with any other offers
Graven Hill reserves the right to withdraw or amend this scheme at any time before reservation
These terms do not affect your statutory rights
