As well as this, because you are getting a partially-built home instead of empty land, the Golden Brick plot has a zero rating for VAT under current HMRC rules.

Graven Hill has arranged that plot-owners only have to pay Stamp Duty on the price of the plot and the Golden Brick foundations – not on the completed home. This extra saving helps make self-building even more affordable.
Plot Passports – banish planning permission fears
A Plot Passport sets out everything a budding self-builder needs to know about their plot before they buy. It details the main features, such as the total size of the plot, the maximum height of the build and where the house can be situated. This knowledge of the build parameters also acts as a blueprint to assist architects with the production of initial plans.
If self-builders follow this advice and adhere to the Plot Passport, the time it takes for plans to be granted permission can be reduced from the usual eight-13 weeks to just 28 days, allowing the build to begin much faster than the standard self-build home.
