Have you ever imagined designing and building your own home? If so, Graven Hill might be what you’ve been looking for.
A Self-Build project allows you to create the home that you’ve always dreamt of. However, the uncertainty around cost, securing finance and the challenge of finding a plot can stop this dream becoming a reality for some.
Graven Hill is a revolutionary development that removes these concerns and gives everyone the opportunity to have the home they’ve always wanted. With every self-build that’s constructed, a supportive community is forming, and everyone is welcome to become a part of it.
Think that a self-build might be for you? Here are 10 things you might not have known about self-builds at Graven Hill:
You’re the boss!
A self-build lets you be in control. Choose who builds your home, whether it be built offsite, by contractors, or by yourself. Everything is in your control, so you know exactly what to expect throughout the project.
Affording the dream
Money concerns often hold people back from undertaking a self-build project but securing finance needn’t be a major hurdle at Graven Hill. Mortgages are available that are designed specifically for Self-builders. Self-build mortgages are different to standard mortgages, as the money is released in stages as the build progresses rather than being taken in one lump sum. Graven Hill works with a number of specialist mortgage brokers, to provide you with a range of mortgages designed specifically for your self-build home. Find out more here.
Save on Stamp Duty
Graven Hill has arranged that plot-owners only have to pay Stamp Duty on the price of the plot and the Golden Brick foundations – not on the completed home. This extra saving helps make self-building even more affordable.
Plot Passports – banish planning permission fears
A Plot Passport sets out everything a budding self-builder needs to know about their plot before they buy. It details the main features, such as the total size of the plot, the maximum height of the build and where the house can be situated. This knowledge of the build parameters also acts as a blueprint to assist architects with the production of initial plans.
If self-builders follow this advice and adhere to the Plot Passport, the time it takes for plans to be granted permission can be reduced from the usual eight-13 weeks to just 28 days, allowing the build to begin much faster than the standard self-build home.
The choice is yours
There are 11 “character areas” to choose from when it comes to picking your plot at Graven Hill. Each area has its own unique features and charms, so whether you want the hustle and bustle of The Village or a peaceful spot by woodland, you’re sure to find a plot that suits you.
A home that reflects you
Make your home as individual as you are. Self-building allows you to create a home that fits your personality and your needs. If you work from home, then why not build a large study? Or if your home life revolves around spending quality time with your family, why not consider designing a spacious kitchen diner area that allows everyone to relax together. It’s your home – you can do it your way.
Future-proof your forever home
Self-building is the perfect way to prepare for the future. As we get older, our needs change, and there is no reason that you can’t have a house that caters for that. A few small tweaks can make all the difference, such as slightly wider doorways, having a room downstairs that could easily be converted into a bedroom or simply lowering light switches ensure that your home fits your specific needs both now and in the future.
Be part of something bigger
Isolation doesn’t have to be synonymous with self-builds. Graven Hill gives you the opportunity to build your home among a community of like-minded people. Many residents are going through their own self-build journey and can offer support and inspiration as you go through yours. Meet the neighbours here.
Be a nature lover
